Property Management
Good property management is essential for maintaining, and maximising the profitability of an asset. The management of commercial & industrial premises forms part of outgoings together with costs such as land tax (if applicable), council rates, water rates, insurance, maintenance, and strata levies (if applicable) which are paid for by the tenant.
Griffin Property provides all facets of property management, including:
Facility and asset maintenance - Asset management including preparation of Repairs and Maintenance and Capital Expenditure plans; maintaining the facility to safe standards in compliance with legislation.
Compliance Management – Ensuring that fire, mechanical and WHS compliance is maintained.
Contract Management – Manage existing contracts and negotiate new contracts when required on expiry. Contracts include but not limited to: Cleaning; Security; Grounds maintenance; lift; fire; air conditioning; common area electricity; pest control.
Tenant management - Lease management; tenant invoicing and rental reviews; tenant liaison; debtor management; Condition Assessment and maintenance programming.
Financial management – Management of income and expenditure including the preparation of Financial Year budgets and End of Financial Year Statements.
Reporting – Monthly financial statement reporting including reporting for income and expenditure; monthly report on tenant and centre issues; attendance at regular meetings with Lessor.
